What happens if I don't get a home warranty inspection before the one year Builders Warranty expires?
If you don't have a home warranty inspection performed on the home, any unfinished or incorrectly installed defective work that dates back to the original construction of the home will never get documented and will never have the chance of being repaired by the builder after the one year builders warranty expires. Once your builders one year warranty expires, it's too late to get the builder involved and you now own those problems. When should I get a Home Warranty inspection done on my new home?
The 1 Year Warranty Home Inspection is typically done 10 to 11 months after you closed on your home and marks the final opportunity for you to identify, document and inform your builder of any items that need repaired or replaced. Our home inspection reports will document any discovered deficiencies with the home which you should share with your builder before the 1 year builders home warranty expires so they can further evaluate and address the listed issues*.
*It is advisable that you review your builders home warranty documentation prior to sharing the report with your builder to see what items listed on the home inspection report is covered under the builder's home warranty and which items may be general maintenance issues or other such items that is the responsibility of the homeowner.
How much does a Home Warranty inspection cost?
$295 - for homes up to 2000 sq ft
$325- for homes 2001 sq ft to 3000 sq ft
$355- for homes 3001 sq ft to 4000 sq ft*
*For homes above 4000 sq ft the base price is $355 with an add on fee of $15 for every 500 sq ft extra
